NOTICE OF FY2021 REVALUATION

In compliance with Massachusetts General Laws, Chapter 40 Section 56, the Town of Barnstable has completed a comprehensive Fiscal Year 2021 reassessment of all classes of property with the assistance of Vision Government Solutions. As required by Massachusetts General Law, the assessments are based on market value as of January 1, 2020 and were developed using sales that occurred during the calendar year 2019.

The Fiscal Year 2021 proposed values are available for review while they are pending preliminary certification from the BLA of the DOR. They can be found on a link at the town of Barnstable website above and on the Vision Government Solutions website at http://gis.vgsi.com/Barnstablema/.

For FY 2021 the assessed valuation for Barnstable increased 4% for the residential class, 20% for the commercial / industrial class, and 22% for the personal property class. Individual property values however may have increased or decreased at different rates, or perhaps stayed the same, based on property specific value considerations, such as location, property characteristics, new improvements, or other factors.

A public disclosure period will run from November 2, 2020 to November 6, 2020. During this time, property owners are invited to view their proposed new values and if necessary, to make inquiries regarding the values with the Assessor’s office @ 508.862.4022, or to schedule a hearing please contact Vision Government Solutions at http://www.vgsi.com/schedules or 1-888-844-4300between the hours of 9:00 AM and 4:00 PM Monday-Friday. Please keep in mind that the call center operators making the appointments are not qualified to discuss values or parcel data.

After this review period owners will still have the opportunity to file for abatements if they feel the proposed value is incorrect after the third quarter tax bills are mailed in late December. That deadline to file will be February 1, 2021.

Pet Advisories have been lifted for Lovell’s Pond, Cotuit & Parker Pond, Osterville.

Shubael Pond, Marstons Mills has been downgraded to a Pet Advisory.

The North East shore of Mystic Lake, Marstons Mills still has a small amount of cyanobacteria scum which should be avoided by dogs.

Hinckley Pond, Barnstable remains at Pet Advisory level.
